What you walk away with
Management rights is not property management and it is not running a resort. It is a business operating inside a complicated set of relationships between the manager, the Body Corporate, lot owners, tenants and guests. This course is about understanding that before it costs you something.
You will understand it as a business
Not as an investment you park money in. The single most expensive misconception in the industry, and the one this course exists to correct.
You will know where your responsibilities end
The line between the manager, the Body Corporate and the lot owner is where most disputes start. Knowing it is worth more than any other single thing here.
You will know what you still need advice on
The course does not replace your accountant or your solicitor. It tells you which questions to take to them, before you spend the money rather than after.
Thirteen modules
The course builds in order. Each module assumes the one before it, so by the time you reach agreements and daily operations you have the strata and stakeholder grounding to make sense of them.
What are Management Rights
The concept itself, and why it is nothing like the picture most people arrive with. The foundation everything else sits on.
Market size
The scale of the industry in Australia, what businesses change hands for, and where the opportunity actually sits.
Management Rights compliance
The obligations that come with the role, and what happens when they are not met.
Industry overview
How the industry is structured, who operates in it, and how the parts fit together.
Owners
Lot owners as investors and as clients. What they expect, what they are entitled to, and how to work with both.
Guests and tenants
Two groups operating under completely different arrangements, with different expectations and different rights.
Differences to hotels
The comparison everyone reaches for, and why it misleads. What makes management rights its own thing.
Definitions
The language of the industry. Getting fluent in it early is what lets you hold your own in a room.
Strata
Schemes, lots, common property and Body Corporate structures. The framework the whole business operates inside.
The agreements
The Caretaking Agreement and the Letting Agreement. What they oblige you to do, and what to look for before you commit.
The POA 6
The plan of approach, and the six areas to work through before you are in a position to make a decision.
Letting
Permanent, holiday and corporate letting. How each operates, and what changes about the business depending on the mix.
Roles in Management Rights
Reception, reservations, housekeeping and maintenance. Who does what, and how the days actually run.

Before you start
Is this really the first Management Rights course online in Australia?
Yes. Management Rights training has always been delivered in a room, on a fixed date, usually on the Gold Coast. Ottro is the first to put a full operations course online.
Do I need any prior experience?
No. The course starts at what management rights actually are and builds from there. It suits people entering the industry, people who have just bought a business, and staff who have been in a role for years without formal training.
Where does the course actually run?
On the Ottro course platform. Following any of the buttons on this page takes you there to create an account and pay, and the course opens straight after. Everything you need is inside it.
How long does it take?
It is self paced and your access does not expire, so that is entirely up to you. Most people work through it over a few weeks alongside a job.
How do I get the certificate?
Work through all of the material, then request it. We prepare the certificate and email it to you within three business days.
Does it count toward CPD?
Not this course. This is a foundation course rather than an accredited one. Ottro’s CPD sessions are created in collaboration with Validum Real Estate Training (RTO No. 41224), who deliver them as accredited CPD. See the three CPD sessions.
Will it help me get a job?
It gives you a certificate and, more usefully, the vocabulary to hold a conversation in an interview. You will understand the stakeholders, the agreements and the daily operation, which is more than most applicants can say.
Can I ask questions while I go through it?
Yes. Email hello@ottro.com.au and one of the team will come back to you.
Australia’s first. Start it today.
